How We Manage
In one sense, Barnett & Hill performs like any other brokerage. We use promulgated documents to define our management relationship with you as an owner and with tenants. When promoting your rental, we have access to the multiple listing service to market your property. That said, we'd like to think we bring advantages when managing your property.
Experience: Co-brokers John Hill & Mitch Barnett both have portfolios in commercial, multifamily, and residential properties. Hill has two decades of experience leasing & investing in the Abilene, Texas market; Barnett has a decade of similar experience along with development work. Alongside their portfolio, Barnett & Hill successfully manages commercial and residential real estate for Abilene investors. Experience as owner-investors positively informs our expectations for what we deliver to you as a client.
Data: We have a skilled team of brokers and agents who possess, at minimum, a 4-year university education & the experience to handle commercial, farm & ranch, and residential property management and sales. This gives us the ability to provide analysis beyond other brokerages when assessing and managing your portfolio.
Support: Our office staff is the backbone of our management team. They are available 10 am - 6 pm weekdays to act as a the first line of response to keep your tenants happy and answer your questions when they arise. Our office uses Appfolio for property management - it allows them to contact you to confirm repair expenses, share pertinent documents, screen prospective tenants, and collect & report rent and then tranfer it to your checking account. Appfolio also syndicates our vacancies to multiple rental sites which adds an additional level of exposure to get your home leased. Appfolio generates an electronic paper trail of transactions & our work so you understand what's happening at your property. These services are paid for by your management fee.
Maintenance: Our full-time maintenance team is comprised of four individuals. Three are licensed for HVAC. They can upstop drains & sewers, do light electrical work, appliance repair, complete small carpentry jobs, and paint. Tenants communicate repairs to the maintenance staff through Appfolio and once a repair is onboarded, we can communicate with you via text to let you know how the repairs are resolved. They can do all the things needed for basic make-ready when your unit is vacant and maintenance work while your property is leased. If a job arises that is outside the scope of our full-time maintenance team, we can recommend contractors who can do the job. All these services are outside our management fee.
Barnett & Hill charges 10% of collected rent as a management fees. We don't charge releasing fees & we don't expect a reimbursement if you work out a deal to sell your property to another investor. In short: if you don' t make money on rent, we don't make money.
