FINANCING
There are many good lenders in Abilene. Everyone has their favorite and so do I. I like these two lenders because they are responsive and will figure out a way to help you buy. Let me know if you decide to use either of these mortgage lenders and I will contact them & tell them to watch for your application.

FAQ
The seller's disclosures will help answer many questions about 1501 & 1509 Park.
Seller's disclosure - 1501 Park
Seller's disclosure - 1509 Park
The following are questions posed since these houses were listed - let me know if you have a question the seller's disclosure or these reponses don't address.
Old houses aren't insulated typically - is this one any different? Yes - we gutted the both houses, removed the siding, wrapped the house, installed new siding, and added new insulation before we installed new drywall. All orginal windows were replaced with double-paned vinyl windows.
With Catclaw Creek behind the house does it flood? Is this house in a flood plain? Do I have to have flood insurance? The house is in the 100-year floodway and it is almost certain that your lender will require you carry flood insurance. The house does have a degree of elevation as it is pier and beam and it would be worth getting an elevation certificate along with the survey to see if your flood insurance could be reduced based on base-floor elevation.
What's the plumbing like? I don't want to have to deal with plumbing problems. The interior of the house is replumbed with PEX & PVC by Loya Plumbing. The sewer line was replaced out into the yard until we found good pipe. The incoming water service at 1501 was replaced from the meter to the house. Each house has a secondary cut-off for water service for winterization and repairs.
